Selling Your Lake Home

 

 

Many homeowners who go to sell a lake home think their homes will sell themselves.

 

While this may have been true a few years ago, the reality is that the economic downturn has made it more difficult to sell even the most beautiful homes in the most attractive locations. Furthermore, even if the home will be an easy sell, you certainly want to get as much money for the property as possible. To get your home sold quickly and to make the process of selling your lake home as easy as possible, be sure to keep the following in mind.

 

The first step to selling a lake home is knowing the market, so be sure to work with a Real Estate Agent that specializes in the lake lifestyle. After all, lake property is a niche market, so you want to be sure the person you hire is someone who is experienced and knowledgeable in this area.

 

Consider the upgrades. Oftentimes, making even the simplest of upgrades can help increase the value of a home while getting it moved off the market more quickly. This is particularly true with waterfront homes, as most people who are interested in purchasing a waterfront property are looking for a home with high-end features and modern equipment. Some renovations to consider include installing new windows, remodeling the patio or deck and taking steps to enhance the water views.

 

Staging for the lake.  Clutter is a huge no-no when selling any type of property, but it is particularly problematic with waterfront homes. Remember, you are trying to sell the buyer on the natural beauty of the setting. If your yard is full of clutter or if your windows are so dirty that the buyer can’t fully appreciate the view, you are doing yourself a huge disservice.

 

Staging is an important part of selling any home, but it is important to consider the type of property you are selling when it comes to staging a lake property. When selling a waterfront home, you have to sell the buyer on the ambience just as much as the property. Therefore, you should take the steps necessary to make your home feel like a true lake retreat. Simple things such as placing newer furniture on the deck, adding some lake-related décor and taking other steps to bring the lake into the home will go a long way toward winning over potential buyers.
